Direct booking terms

A few clear details before payment is collected.

Thank you for choosing Old Town Stone Cottage for your stay in Georgetown. We want your visit to feel comfortable, clear, and thoughtfully prepared from the very beginning. These Direct Booking Terms & Conditions outline how reservations, payments, cancellations, house notes, and guest responsibilities are handled when booking directly with us.

By approving a quote, submitting payment, checking the agreement box, or staying at the property, the guest agrees to the terms below.

Address: 709 E 15th Street, Georgetown, Texas 78626.

Permit: Georgetown STR Permit #GTX-25-000058.

Maximum occupancy: 6 guests.

Check-in: after 3:00 PM. Check-out: by 11:00 AM.

The cottage includes access to the full home, kitchen, outdoor spaces, EV charger, parking, linens, coffee and tea, and guest amenities as described in the listing materials. The property includes stairs at the entrances and an upstairs primary bedroom and bathroom, so guests should review accessibility notes before booking.

Reservation Request & Confirmation

A quote or availability response does not hold dates until the reservation is formally confirmed.

A reservation is confirmed only once all required items have been received, which may include guest name, phone number, email address, billing details, electronically acknowledged Direct Booking Terms & Conditions, required deposit or payment, and any guest information needed to prepare the home appropriately.

Until confirmation is sent in writing by the host, dates remain available to other guests.

Payment Terms

Payment terms will be included in the guest's quote or invoice.

Unless otherwise stated in writing, a deposit or full payment is required to confirm the reservation. Any remaining balance is due by the date listed on the invoice.

If payment is not received by the due date, the reservation may be canceled and the dates may be released. Rates, cleaning fees, taxes, and any approved additional charges will be clearly shown before payment is collected.

Payments apply only to the specific dates, guest count, and terms included in the approved quote.

Cancellations & Refunds

Because direct bookings are reserved specifically for each guest, cancellations must be made in writing.

Guest cancellations made at least 5 full days before check-in receive a full refund, less any non-refundable payment processing fees.

Guest cancellations made fewer than 5 full days before check-in receive a partial refund: 50% of the nightly rate for canceled nights will be refunded. Non-refundable payment processing fees may be withheld.

Cleaning fee: if the guest cancels before check-in and does not stay at the property, the cleaning fee will be refunded.

If the host must cancel due to an emergency, property issue, safety concern, or circumstances outside the host's control, the guest will receive a refund of payments made for unused nights. The host is not responsible for alternate lodging, travel expenses, or other costs.

Refunds are not provided outside the stated cancellation policy for weather, travel delays, illness, or personal circumstances. Guests are encouraged to purchase travel insurance if they would like protection for unexpected changes.

Date Changes

Date changes are not guaranteed and are subject to availability, rate differences, and host approval. If a guest requests to shorten a stay after booking, the cancellation policy applies to the removed nights unless otherwise agreed in writing.

If a guest requests to extend a stay, any additional nights must be approved and paid for before access is extended.

Occupancy & Guests

The maximum occupancy is six guests. No additional overnight guests are permitted unless approved in writing before arrival.

The person booking the stay must be staying at the property unless the host has approved the arrangement in advance.

Guests are responsible for the conduct, safety, and compliance of everyone in their party, including children and visitors.

Check-in & Check-out

Check-in is after 3:00 PM, and check-out is by 11:00 AM, unless otherwise approved in writing.

Early check-in and late check-out may be offered when the calendar and cleaning schedule allow, but they are not guaranteed.

At check-out, guests are not expected to strip beds, start laundry, or do heavy cleaning. Guests should simply gather their belongings, lock the door, and leave the home in reasonable condition.

House Notes

To help preserve the comfort of the cottage and the peace of the neighborhood, guests agree to the following: no smoking or vaping inside or outside the property; no parties, events, gatherings, or commercial use; no pets unless specifically approved in writing; quiet hours from 10:00 PM to 8:00 AM, especially outdoors; and no occupancy beyond the approved guest count.

Children must be supervised around stairs, furniture, outdoor areas, and household amenities. Guests may not move furniture in a way that risks damage or tamper with locks, cameras, smoke detectors, carbon monoxide detectors, water sensors, WiFi equipment, or safety devices.

Smoking, Parties, Pets & Excess Cleaning

A minimum $250 cleaning fee may be charged for smoking violations.

Additional charges may apply for smoking or vaping evidence, unauthorized pets, unauthorized parties or events, excessive mess beyond normal use, damage to linens, towels, furniture, appliances, decor, walls, flooring, outdoor areas, or amenities, missing items, odor remediation, or extra cleaning required due to misuse of the property.

The guest authorizes the host to charge the payment method on file or invoice the guest for documented damages, missing items, additional cleaning, or rule violations.

Security Deposit / Damage Authorization

The host may require a refundable security deposit, card hold, or damage authorization as part of the direct booking process.

Guests are responsible for damage caused by themselves, members of their party, invited visitors, children, or unauthorized guests.

Normal wear and tear is expected. Damage, missing items, rule violations, and excessive cleaning are not considered normal wear and tear.

Safety, Stairs & Use of Amenities

Guests understand that the cottage includes steps at both the front and back entrances, an upstairs primary bedroom and bathroom, and one small step down into the queen bedroom.

Guests agree to use the home, appliances, stairs, outdoor areas, grill, EV charger, and amenities responsibly and at their own risk. Baby and child items are provided as a convenience when available, but guests remain responsible for checking suitability, setup, and supervision.

EV Charger

The property includes a Level 2 EV charger for guest use.

Use of the EV charger is at the guest's own risk. Guests are responsible for confirming compatibility with their vehicle and using the charger appropriately. The host is not responsible for vehicle damage, charging interruptions, power outages, incompatibility, charging speed, or inability to charge.

Maintenance, Access & Emergencies

The host makes every effort to ensure the home is clean, comfortable, and ready for arrival.

If something needs attention during the stay, guests agree to notify the host promptly so we have the opportunity to help.

The host or an approved service provider may access the property during a stay if necessary for urgent maintenance, safety concerns, repairs, or emergencies. When possible, the host will provide advance notice.

Refunds are not automatically provided for maintenance issues, appliance issues, internet outages, utility interruptions, weather events, neighborhood conditions, or circumstances outside the host's control, but the host will make reasonable efforts to resolve concerns promptly.

Internet, Utilities & Services

WiFi, streaming access, utilities, appliances, and household amenities are provided for guest convenience.

The host is not responsible for outages, interruptions, service failures, or reduced performance caused by internet providers, utility companies, weather, local conditions, or circumstances outside the host's control.

Guests may not download illegal content, conduct unlawful activity, or use the internet in a way that violates applicable laws or service provider terms.

Personal Belongings

Guests are responsible for their personal belongings during the stay and at departure.

The host is not responsible for lost, stolen, damaged, or forgotten items. If an item is left behind and found, the host may assist with return shipping at the guest's expense.

Neighborhood & Local Regulations

Old Town Stone Cottage is located in a residential area. Guests agree to be considerate of neighbors, follow quiet hours, park only in approved areas, and comply with all applicable local rules, ordinances, and short-term rental requirements.

Parking is available for up to two cars, with driveway access on Pine Street.

Prohibited Uses

Guests may not use the property for parties, events, receptions, gatherings, commercial photography or filming without written permission, illegal activity, unapproved pets or animals, smoking or vaping, subleasing or transferring the reservation, occupancy beyond the approved guest count, or any use that disturbs neighbors or risks damage to the property.

Liability

Guests acknowledge that they are staying in a private home and agree to use the property responsibly.

To the fullest extent permitted by law, the host is not liable for injuries, accidents, illnesses, property loss, vehicle issues, service interruptions, weather events, or other claims arising from the guest's use of the property, except where caused by the host's gross negligence or willful misconduct.

Guests agree to hold the host harmless from claims, damages, or expenses resulting from the guest's actions, negligence, rule violations, misuse of the property, or conduct of members of their party or visitors.

Travel Insurance

Guests are encouraged to purchase travel insurance to protect against unexpected illness, weather, flight changes, family emergencies, work conflicts, or other travel disruptions.

The cancellation policy applies regardless of the reason for cancellation unless otherwise required by law.

Agreement to Terms

By approving the quote, submitting payment, checking the agreement box, signing electronically, or staying at the property, the guest acknowledges that they have read, understood, and agreed to these Direct Booking Terms & Conditions.
